Approval Guidelines
We try to make the application process as painless as possible. In order for us to do this we ask that you complete the entire application and include any pertinent documentation at the same time. Two forms of photo identification are required for all applicants. Please allow at least two business days for the application to be processed. If you have any questions, please contact the property manager for detailed information regarding specific qualifications, CO-applicant, pet approval, etc.
Applicant: All persons
18 years and older are required to fill out an application. Age: Applicants
must be at least 18 years old. Household: Household size limited to 2
persons per bedroom plus 1 if under 12. Income: Legal and verifiable household
income of at least three times the monthly rental rate. Employment: If employed less than one
year, we will also verify previous employment records. Residence: same
location and a favorable rental reference from at least two previous
addresses. Rent: Rent is due and payable in full
on the first of each month. Cash: We do NOT accept cash for security
deposits, rent, application fees, late rent fees,etc. Pets: If pets are allowed, the security
deposit will be increased by at least $300.00 or more for each pet. You must show proof of Renter's Insurance for all animals. The following
dog breeds are not approved for any of our rental properties: Rotweillers,
Dobermans or any dog known as "pit bull" (also know as American
Staffordshire Terrier, American Bulldog, American Pit Bull Terrier, etc.).
No exceptions. Other Fees: Rent is due on the first (1st)
day of each month and late if not collected by the close Credit Status: We will access and verify your credit through the national credit reporting agency. Reasons for Denial: |
